Change: Yes we can ...

Some of you have followed, from 1994 on, the more and more difficult road of a changing by small group of co-owners to make a local community of 400 people aware that we can change things, if we want.

The historical event of the election of Barak Obama in 2008 has given hope to this small group but still about 10% and growing. What he has already achieved on a large scale can also happen on a small scale.

This hope has been confirmed by the law of 02.06.2010, who has gone more in detail about the rights and obligations of the co-owners, and the legal tasks of the syndic. The organisation of the general assembly has now been detailed and the power of this assembly has been confirmed in detail. The syndic has now 16 detailed tasks (before 2010: 8 general tasks).

That law has also abolished the 'conseil de gérance" and created two new organs of supervision: the "conseil de copropriété" and a financial commissioner. This has as result that the syndic must call a special assembly of the co-owners to determine the composition of this new organs, the rules and their composition. As this organs do supervise him, he can't do this himself. This for the ACP with a "conseil de gérance" or at least 20 apartments.

This small but growing group of co-owners want to administer and conserve their condominium of 250 apartments correctly, so that we can face the challenges of the 21st century with confidence.

The credit crisis in our country, and in the world, has proven that, if we must made a choice between a decision driven by ethics or a decision driven by power, we must choose the ethical side.

The first small signs of real change in our condominium have already appeared.

I believe that the next assembly of co-owners will show that a large group of co-owners ("the silent majority") want a change in the way our property, worth more then 40 million euro, is administrated. Only about 20% are present at our annual assemblies. This must change if we want to administer and conserve correctly our condominium.

There are 1000 reasons to do nothing, but only one to do something: the common interest. And that's not only more then the sum of the personal interests of the co-owners, but can also be different.
